DCL have recently completed the commercial management on a demanding ‘Category B’ fit-out at Chancery Lane. 2 Waterhouse Square a modern office development, housed within a 19th century gothic red brick facade. The purpose of the project was to create a central European headquarters for Skype.

The technical scope of the project involved; reconfiguring the base build LTHW and air systems over 3 floors, installation of server/UPS room cooling systems including downflow units and roof mounted condensers and a new air handling unit which incorporated demand control. This was accompanied by an upgraded BMS system, including new head-end for landlord/tenant control.

DCL were appointed by the mechanical contractor at the second stage of a two stage tender. Initially the role involved quantification of the design works and subsequent agreement of the contract value. The next stage was the post contract management of the project, including the procurement of each of the specialist sub-contract packages and cost control through to the final account stage.

A key driver for the project was the need for Skype to migrate their staff into this office by the beginning of March 2013. This meant that any variations to the contract needed to be addressed both technically and commercially immediately; the principle contractor addressed this with a 7 day turn around approach.

The project was successfully handed over at the beginning of March in-line with the contract programme, Skype are now comfortably operating out their new headquarters.
